Mission/Role:
This position is administrative, there are no requirements for workmanship, tool skills, or installation.
Envelope and roof consultant & observer: travel required, extended periods of time outdoors, construction industry experience required, roofing technologies are a plus, good people skills, must be capable of basic writing skills and capable assembling information into a report, must be computer savvy and basic understanding of computer related work, all office software is cloud based from Google Suites for Business, must lift minimum of lifting 40 pounds, climbing ladders and heights are part of the job, any fear of heights or movement including vertigo could be a hazard that would disqualify candidates for this work.
Observers who have a minimum of five (5) years of experience in construction, trades, roofing, sales, estimating, or specifying roof and enclosure systems, who are capable of providing continuous, full-time roof observation services when required during the construction phase of projects. The Observers may have relevant license(s) and/or certification(s). Observers must be on-site during all roofing activities relating to the project. They must meet with the Design Professional and manufacturer’s representatives, and roof repair contractor to determine the correct course of action. Observers must prepare appropriate reports, record progress with digital photography and distribute to key parties, inspect for all code, manufacturer, design professional requirements and standards, participate in project close-out, provide or assist in instruction to District’s maintenance staff on the proper maintenance/repairs of roof(s), and participate in 11-month warranty inspection.
Job description and responsibilities:
- Evaluations/analysis of existing and new roofs
- Recommend roof design solutions in concert with Design Professional
- Prepare and review budget requirements
- Perform forensic inspections
- Provide design documents and materials via review/consultation
- Serve as expert witnesses when needed
- Shall attend all roof design meetings with Design Professional/Owner where the roofing work is reviewed
- Advise in aspects of the design and construction of roofing projects
- The Scope of Work may include any or all of the following:
- Site visits to assess any and all areas requiring repairs and/or new roofing
- Determine enforceable warranty issues
- Define scope of work in concert with Design Professional
- Provide detailed roof analysis and testing
- Recommend solutions
- Prepare and review budget requirements
- Evaluate roof systems, construction details, and warranties
- Attend meetings, participate in design and construction document review process
- Attend or conduct pre-bid/site meetings
- Participate in Design Professional’s submittal reviews
We will train on the job for applicants who are familiar with building technical systems but have not performed administrative monitoring or reporting.
Written and spoken English proficiency, second language Spanish is ideal consideration. Work will be performed throughout the State of NM, we will provide accommodations for out of town work including RV travel trailer or hotel/motel plus per-diem food allowance and gas for travel.
Applicant Requirements:
- Proficient in writing and editing of project specifications and technical reports, use of Microsoft Office Suite and/or Google Business Workspace Apps G-Suite for Business.
- Strong written and oral communication skills.
- Demonstrated ability to meet deadlines and be timely to scheduled events and meetings.
- Dependable and able to work with minimal supervision.
- Ability to work in a team environment.
- Ability to work in the field and to travel day and overnight trips outside the local area as workload and projects require.
- Work collaboratively on multiple solutions for clients and objectively summarize the benefits and shortfalls of each.
- Must have a reliable and insured vehicle, a cell phone, and ideally have a personal computer. We will provide successful candidates with personal protective equipment (PPE,) a tablet, cell phone service including data plan, various forensic equipment, hand tools, and other necessities to perform the duties of this position as required.
