Your Role and Responsibilities
Accountability for the portfolio wide implementation of IBM's real estate strategy and for the management system to execute optimal transactions from initial acquisition through lifecycle events to eventual disposal.
Portfolio consists of 25 million square feet of corporate office, manufacturing facilities, warehouses and research labs across the US, Canada and 10 countries within Latin America. Working in complete alignment with Geography organization and reporting directly to the Americas Head of Real Estate.
- Responsible for a Team of Program Managers: Team lead for Strategy and Transaction Program Managers, representing the geography and ensuring consistency in delivery, sharing of best practices and strong cross geography collaboration in all areas.
- Working with preferred suppliers as trusted partners and an extension of team: Fully accessing and leveraging supplier capabilities, innovation and thought leadership to the benefit of IBM and to ensure team focus remains on stakeholder and program management and not tactical deliver.
- Work across Strategy and Transactions Team: Key leader working in close collaboration with Portfolio Planning team and the Lease Transactions and Lease Administration Standards leads
- Working with GRE Center of Excellence verticals and other technical experts: Responsible for link between Strategy and Transactions and other dependent workstreams including other Finance, HR, CIO, Legal, Business Controls (Trust & Compliance), Procurement and Treasury.
- Interface with Geo Lease Admin: Ensure optimal support provided to Lease Administration workstream including close relationship with Geography Lease Admin and Facility Management Leads and particularly ensuring a smooth and timely supply of lease transaction documentation to enable abstraction, uploading and reporting.
- Interface with the Geography team – Regional Heads of Real Estate, Business Operations, Workplace Experience, Design and Construction, Facility and Space Management. Working in partnership in delivering transaction solutions on time and facilitating smooth transfer to projects and operational phases.
- Representing IBM externally: Ensuring IBM well perceived in market and working in partnership with landlords and international providers of flexible office solutions.
Required Technical and Professional Expertise
- Minimum 15 years in Corporate Real Estate
- Track record of leading teams and suppliers, developing and executing real estate portfolio strategies
- Experience leading people and developing a high performing team.
- CoreNet Member and preferred to have SLCR/MCR accreditations.
- Expertise in real estate finance

The compensation range and benefits for this position are based on a full-time schedule for a full calendar year. The salary will vary depending on your job-related skills, experience and location. Pay increment and frequency of pay will be in accordance with employment classification and applicable laws. For part time roles, your compensation and benefits will be adjusted to reflect your hours. Benefits may be pro-rated for those who start working during the calendar year.
