Job description
  • Prioritizes and schedules daily work orders and punch outs for maintenance staff
  • Establish work schedules for maintenance staff including but not limited to daily trash pick up, blowing schedule, and pressure washing schedule
  • Follow up on work assignment for efficient, thorough completion
  • Check all property lighting daily
  • Establish and implement emergency on call schedule and post and distribute emergency phone numbers
  • Hold regular staff meetings to review needs and to educate in government requirements and emergency procedures
  • Maintain a professional appearance and ensure staff members do the same
  • Notifies management of maintenance problems and recommends solutions
  • Assist in Move in and move out procedures
  • Schedule punch out requirements of all vacant units
  • Schedule outside vendors in the turnkey of apartments and inspects final work
  • Inspect all turned units to ensure quality control
  • Walk vacants regularly to review condition
  • Purchasing of maintenance supplies and services within the budget guidelines
  • Train new maintenance staff members
  • Inspect property on a daily basis for grounds, lighting and general maintenance requirements
  • Schedule and execute preventative maintenance of the property including but not limited to filter changes, gutter cleaning and repair, sprinkler and fire equipment inspection and repair, roof inspection and repair, pools, amenities and building inspection and repair

  • Maintain EPA logs and other related maintenance logs and reports
  • Maintain property information book
  • Maintain inventory on all equipment, appliances, and supplies on site
  • Be able to operate, maintain, and follow manufacturer guidelines on all property equipment
  • Maintain all property equipment to ensure safety and performance
  • Report to property manager daily on the status of property
  • Maintain shop in orderly fashion
  • Make recommendations for all contract work on property and supervise maintenance contract work
  • Incorporate both safety and customer service in the performance of all job duties
  • Follow state and federal laws in the storage of chemicals and proper safety procedures
  • Assist property manager in preparing annual budget, with ability to analyze and project expenses based on property conditions and capital improvement needs
  • Attend regular monthly meetings with Regional maintenance director and relay needs on property assistance and training

Job Type: Full-time

Pay: $40,000.00 - $45,000.00 per year
