Arnold Grounds is currently seeking an Assistant Maintenance for a 198-unit multifamily property located in Leavenworth, KS. The ideal candidate will perform all necessary maintenance in vacant and non-vacant apartments to ensure market ready units are ready for move-ins. Work directly with lead maintenance to diagnose, assess & repair issues including electrical, plumbing, a/c, heating, HVAC, appliances, tile, carpet, walls and flooring.

Essential Job Functions (3-6 main responsibilities)

1. Make and/or assists with general appliance repairs, carpet repairs and minor A/C and electrical repairs

2. Performs and/or assist with carpentry work, painting and plumbing duties

3. Installs appliances and electrical fixtures as required.

4. Move appliances, with assistance, using appliance dolly

5. Installs repairs and re-keys deadbolt locks.

6. Assist lead maintenance in maintaining a clean and orderly shop.

7. Participates in an ongoing property improvement plan and preventative maintenance program.

8. Experience operating computer system to maintain and track service tickets, inventory and maintenance reports.

9. Assist with resident functions as required

10. Must be prompt, on time to work and have good, regular attendance?

11. Adheres to and complies with company safety policies and rules. Adheres to OSHA safety standards that are applicable for safe job performance.

12. Maintains courteous and helpful demeanor with residents, prospective residents, co-workers and vendors.

Supervisory Responsibilities: Non-Supervisory

Education and Experience: High school education or equivalent.

Qualifications: Prefer knowledge of general maintenance

Physical Demands: Ability to climb stairs while pulling dolly. Able to lift and carry up to 45 pounds or more. Frequently bends/stoops, climb stairs, kneels, balances, reaches above shoulder height, walks and twits

Work Environment: 75% Indoors to 25% Outdoors

Job Type: Full-time

Pay: $19.00 - $20.62 per hour
