Position Overview

The Development Manager is responsible for the day to day oversight of multiple development projects for the company from acquisition through commencement of construction. The DM reports to the Senior Vice President of Development and acts as the primary interface for the Company working with other members of the Acquisition, Entitlement, Design, and Pre-Construction Teams to successfully underwrite, acquire, entitle, design, permit and GMP multiple student oriented real estate projects across the nation on an annual basis while adhering to the projects budget, schedule and brand standards objectives. The objective of this position it to entitle, design, permit and GMP two to three projects annually.

What You Will Do

Underwriting

  • Support Acquisition team to underwrite new development opportunities
  • Assist Acquisition, Design, and Pre-Construction Team in development of preliminary site plan, building layout, and construction costs

Due Diligence

  • Lead Development/Pre-Con Team, consultants, and legal counsel through projects Due diligence period physical assessment, including title, survey, environmental, geotechnical
  • Thoroughly understand necessary process/approvals, design/permitting/construction durations and develop project schedules; track and manage schedules through projects full lifecycle ensuring timelines are met successfully
  • Lead architect and Development teams to develop concept level site and floor plans
  • Confirm construction cost and other development costs assumptions; maintain financial projections through projects full life cycle
  • Maintain Due Diligence tracker and Process Document
  • Analyze all information and reports obtained during Due Diligence period and make go/no recommendation to Executive Team

Entitlement

  • Assemble Project Team necessary for successful implementation of project including, architect, engineers, consultants, attorneys and other team members
  • Lead internal project team and outside professionals in creating an effective strategy for the success of the project and implement that strategy
  • Work with local citizen groups, governmental bodies and other interested parties to obtain necessary entitlements and necessary approvals for the project
  • Lead the projects design; lead weekly design meetings ensuring projects budget, schedule and brand standards objectives are maintained; present design options/intents to Executive Team
  • Thoroughly review design drawings to maximize yield while driving quality and cost effectiveness
  • Consult with and assist Operation Team in identifying operational and management issues, opportunities and benefits relating to development design and construction and transfer of property to portfolio status

Pre-Construction

  • Work with Pre-Construction Team to successfully transition project to Construction Management Team
  • Monitor permitting process with all required governmental entities
  • Monitor development of contracting strategy
  • Monitor development of the construction documents ensuring entitlement requirements, programmatic and branding requirements are maintained

General

  • Establish, direct and/or document project meetings as needed
  • Provide weekly updates to Executive Team
  • Prepare monthly draw requests and related analyses
  • Review legal documents as required
  • Maintain and follow-up on project open items
  • Manage communication, calendars, and itineraries of Project Team
  • Review contracts in coordination with Legal and Project Lead. Process final contracts for execution
  • and track approval progress
  • Schedule and organize meetings, conference calls and appointments. Prepare documents for meetings, including but not limited to the creation and assembly of agendas, meeting decks, and documents for distribution and coordinate site visits
  • Occasional travel may be necessary as needed
  • Perform all other duties and tasks as assigned by management
  • Must be able to complete all physical requirements of this role with or without a reasonable accommodation

Ideally, you'll have

  • Bachelors degree in architecture, engineering, urban planning, construction management, or real estate finance
  • 6-10 years of experience

You'll crush it if you have experience with

  • Real state development, multifamily or student
  • Architecture, Construction Management, Real Estate Finance, Project Management
  • Microsoft Suite including MS Project, SketchUp, ACAD
