JOB SUMMARY: In a Leasing Specialist role, you will be responsible for showing and leasing apartments to prospective residents and showing them why they should select our property as their new home. This person will be self-motivated, creative, and energetic with the ability to multi-task and bring experience and expertise to the position. This position’s primary role is administrative leasing and will be expected to perform all duties as such. In addition, the Leasing Specialist will work with the Property Manager and other team members to see that the property follows and abides by all company polices.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- Operate as main point of contact for all maintenance operations.
- Greet prospective residents and provide tours of property
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments
- Answer phones and email on a daily basis
- Maintain guest cards and complete follow-ups
- Respond in a timely manner to all prospects and leads to convert to on-site appointments
- Schedule, coordinate, and conduct unit showings with prospective tenants
- Meet with new prospects and provide expert information on our product offering in a kind and helpful manner to try to win the business of new tenants who meet our property criteria
- Generate new leases
- Prepare and maintain complete resident files
- Participate in resident retention programs and promotions
- Initiate creative strategies to build positive buzz about the apartment community; partner with nearby businesses, attend local events, and make connections/contacts in the neighborhood
- Check curb appeal and apartments each day to ensure we are ready to tour and demonstrate our property offerings to ensure a positive customer experience
- Lead social media initiatives to connect and engage residents, post announcements, photos, updates, and event information
- Shop the competition properties
- Meet and exceed monthly leasing targets
- Complete daily checklist
- Report all property deficiencies to Property Manager
- Respond to, and maintain constant communication regarding any work orders
- Process applications and gather the verifications that support the application process and prepare the move-in paperwork
- Assist the Property Manager with total performance of the property to include efficiency, turnover rate, occupancy, income, and budgetary performance
- Assist in collecting rent and handling delinquent accounts
- Maintain thorough knowledge of and adhere to management company policies and property community policies including no smoking inside apartments or apartment buildings. Adhere to the property staff smoking policy.
- Any and all other duties as assigned by Regional and Property Manager

- Must be customer service oriented
- Proficiency in Microsoft Office software
- Flexibility to work weekend hours
- Familiarity with real estate contracts and leases
- Developed leadership and communication skills, both verbal and written
- Must be able to communicate effectively in the organization, both verbally and in writing.
- A complete understanding of Fair Housing
- Experience with Yardi a plus
- Ability to multi-task and prioritize
- Exhibit strong attention to detail
- Prior leasing experience ideal
EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or 1 - 3 years’ related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS: Ability to read and interpret documents such as leases, notices, community and company policies, safety rules, work orders, operating and maintenance instructions, and procedures. Must be able to type efficiently and use a Windows based computer that operate the property management, email and communication systems.
MATHEMATICAL SKILLS: Ability to add and subtract two-digit numbers and to multiply and divide by 10's and 100's. Ability to perform these operations using units of American currency as well as weight measurement, volume, and distance.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Must be able to remain calm and collected in stressful and intense situations.
CERTIFICATES, LICENSES, REGISTRATIONS: This position does not require any certifications. Microsoft, PC, Certified Administrative Professional, Office Assistant, NAA Credentials and other related certifications are beneficial.

Pay: $16.00 - $18.00 per hour
