Maintenance Porter

REPORTS TO: Regional Manager
HOURS: Monday-Friday 8:00am-5:00pm
CLASSIFICATION: non-exempt

SUMMARY: The Maintenance Porter is responsible for maintaining and keeping our rental apartment properties in a safe and attractive condition. We are looking for someone with 1+ years of experience in general maintenance and able to perform janitorial work.

DUTIES: · Responsible for daily cleaning of common areas and offices in a permanent supportive housing community.

· Performs basic janitorial cleaning tasks including but not limited to: dusting, mopping, sweeping, vacuuming, trash collection and removal, common area, restroom, and break area cleaning.

· Responsible for assisting in the preparation of vacant units for occupancy.

· Use proper personal protective equipment.

· Talk with lead, supervisor, co-workers, managers, and customers in a professional manner.

· Walks property regularly. Must be efficient and accurate at observing the condition of units, buildings, and common areas and report any needed repairs to the Maintenance Tech and/or
Property Managers.

· Responsible for the care, maintenance, and inventory of all supplies and equipment.

· Maintain each storeroom in an orderly and clean manner. Ensure supplies are stocked and appropriately secured. Ensure cleaning equipment is always kept organized and stocked.

· Follows daily maintenance checklist provided by the Resident Manager / Regional Manager.

· Responsible for courteous, efficient response to management and resident inquires at all times.

· Must be aware of and operate within OSHA and EPA standards and company safety policies at all times.

· Responsible for thorough knowledge of management company policies and property community policies.

· Responsible for walking the property and reporting extraordinary circumstances regarding the property.

· Maintain accurate written records of all work performed, including a description of work done and total time required per work order, a daily journal, and weekly and monthly repair summaries

· Honest, detail-oriented, and be able to work independently

· Provide excellent and professional customer service in all work performed and to proactively troubleshoot any potential problems

SKILLS:
· You must have your own reliable transportation, a valid driver's license, and auto insurance.

· You must be willing to occasionally travel in your personal vehicle. Mileage reimbursement provided.

· Must be able to follow directions and communicate professionally with tenants, supervisor, and co-workers.

· Must be reliable with a strong work ethic.

· Computer equipment and basic office software (i.e. email, online work order systems.)

· Manage time and meet deadlines.

· Work independently and as part of a team

· Read, write and speak English

· Possess strong communication/Customer Service skills

QUALIFICATIONS:

Education:

· High school or equivalent (Preferred)

Experience:

· Building maintenance: 1+ years (Preferred)

SUPPLEMENTAL INFORMATION: Work with people experiencing homelessness whether on the streets, in shelters or other places of habitation or services, may present inherent challenges and difficulties such as: exposure to bed bugs or other infestations, unpleasant smells or odors, individuals who may have poor hygiene or unclean homes due to homelessness, mental health symptoms, or poverty. Additionally, in working with our members, employees may encounter instances of profanity, sexually explicit or derogatory language, or verbal or physical expressions of anger and trauma. Very rarely do these situations ever escalate to physical contact, and negative or derogatory communication patterns can often be negotiated successfully. All direct care staff are provided adequate training to develop skills to deescalate crisis situations that may arise and Step Up has established procedural safeguards for all employees to mitigate (but not eliminate) these inherent risks of employment.

PHYSICAL REQUIREMENTS: While performing the duties of this job, the employee is regularly required to sit; use hands and fingers; handle or feel; reach with hands and arms; talk; and hear. The employee is frequently required to walk, balance, stoop, kneel, and/or crouch. The employee must occasionally lift and/or move up to 15 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus. Keyboard data entry required.
