Job Summary:

The Maintenance technician is responsible the day-to-day maintenance operations and up-keep of all buildings and grounds. The position is responsible for repairs, preventive maintenance tasks, and inspections of facility equipment, fixtures and systems, in compliance with State and local requirements for Residential Care Facilities for the Elderly (RCFE) and Skilled Nursing Facility (SNF) levels of care. Works as part of a maintenance crew, under general supervision of the Director of Maintenance.

Job Responsibilities:

  • Hands-On maintenance and repairs of plumbing, electrical, mechanical systems.
  • Responsible for assuring all utility services are in operation and working properly.
  • Assist with the renovation offices, rooms and apartments in all buildings;
  • Equipment and furniture assembly and repairs,
  • Repair plaster and drywall;
  • Paint interior/exterior,
  • Repair doors, door locks and closets; install window blinds.
  • Communicate with various Department and Residents for maintenance needs.
  • Use Worxhub to track repairs and report completion.
  • Assist with all life safety and security systems monitoring and repairs.
  • Assist with all comfort and mechanical systems monitoring and repairs.
  • Conduct scheduled rounds throughout the facility, and maintain associated documentation.
  • Complete all maintenance assignments in accordance with OSHA guidelines and facility best practices.
  • Respond to all fire alarms and assist with all phases of firefighting until S.F.F.D. arrives.
  • Responsible for keeping maintenance work area, shop, equipment, and tools clean and in safe operable condition.
  • Participate in all mandatory in-services and drills.
  • Participate in training as assigned.
  • Performs other duties as assigned.

Knowledge, Skills, and Abilities:

  • Demonstrated skill in institutional/hospital/construction maintenance and repairs; plumbing, electrical, low voltage, heating/cooling, carpentry, wall repairs, painting and landscape,
  • Nursing and Physical Therapy equipment and room furniture, rooms up-keep and apartment’s turn-around, master keying system and security alarms, doors and windows hardware, mechanical and boiler rooms and building automated systems.
  • Knowledge and proficiency in proper and safe use of hand/power tools used in repairs and light construction.
  • Must be available for after-hours emergency calls.
  • Must have excellent interpersonal communication skills and competency in verbal and written English skills, including but not limited to the ability to read, understand, and interpret documents such as safety rules; building drawings and blueprints; operating and maintenance instructions; procedure manuals; ability to read, write, communicate and comprehend verbal and written instructions in English; ability to speak effectively to residents, visitors, board members, and other employees of Heritage on the Marina, in person or by telephone.
  • Communicator, organized, efficient and self-starter.
  • Ability to recognize and solve specific and general problems and deal with a variety of variables in non- routine situations. Must be able to formulate a logical, permanent solution to mechanical/technical problems and carry out the solution within budgetary constraints. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Must recognize when to obtain supervisor approval or communicate with supervisor prior to or during project.
  • Must be professional, polite and exhibit respect toward all Heritage residents, guests, staff, and the public.

Education and Other Qualifications:

  • High School diploma or equivalent required.
  • Trade or vocational school training preferred.
  • Minimum 2 years construction/trade or maintenance/repairs experience, preferably in skilled nursing facility, hospital or commercial building setting.
  • Valid class “C” driver’s license.
  • Previous experience in senior living or health care is desirable.
  • Must complete and pass a physical examination with tuberculosis (TB) screen prior to employment.
  • Employment contingent upon fingerprint clearance from the Department of Justice.

  • While performing the duties of this job, the employee is frequently required to perform strenuous labor for extended periods of time and to stand, walk and sit intermittently; to use hands to fingers, handle, or feel; and to hear and speak with peers, residents, and others. The employee is often required to move continually throughout the day; to work in all kinds weather conditions. The employee is regularly required to maintain dexterity to pinch small objects; reach with hands and arms and stoop, kneel, crouch, climb, crawl and work in awkward or cramped positions or on ladders. The employee must occasionally lift and/or move up to 35 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
  • Ability to cope with mental and emotional stress of position.
  • Able to relate to and work with the disabled, ill, elderly, emotionally upset, and at times hostile people with the facility.

This is a part-time, hourly non-exempt position.
