MAINTENANCE TECHNICIAN

DEPARTMENT: ACCOUNTABLE TO: FLSA STATUS: REVISION DATE:
Operations Maintenance Supervisor Non-Exempt 1/4/21

JOB PURPOSE:
Maintenance Technician - responsible for aspects of property maintenance including: curb appeal, service requests, apartment turnover, preventative maintenance, resident relations, contractor and vendor management & and support of other team members.
ESSENTIAL JOB FUNCTIONS: a. Perform maintenance, as required, to have apartments in a move-in condition. b. Perform work orders as assigned. c. Assist in maintaining all common grounds as required. d. Assist in maintaining pool and spa as well as other property amenities as assigned. e. Assist Maintenance Supervisor in the performance of all maintenance as required in conjunction with the request of the Property Manager. f. Abide by all company policies and procedures as well as property policies applicable to your particular property. g. Assist with on-call duties. h. Ensure all common areas and amenities are clean and in good working order. i. Maintain overall curb appeal of community by assisting in the necessary repairs and clean-up. j. Complete work orders within 2 business days in a prompt and efficient manner and submit to Maintenance Supervisor at the end of each day. k. On-call for emergencies at night or on weekends as directed by the Maintenance
Supervisor. l. Any other duties and responsibilities as may be assigned by the company. m. Follow and adhere to Fair Housing laws.

SPECIFIC SKILLS AND KNOWLEDGE:

 HVAC Certification Highly Preferred
 General understanding of Fair Housing Laws

EDUCATION AND EXPERIENCE:
High School Diploma Desired; Trade School Certificate

LICENSING REQUIREMENTS:
EPA Certification for HVAC highly desired
