The Regional Maintenance Manager is responsible for developing scopes of work, managing capital projects, managing supplier relations, analyzing capital needs, budgeting, and maintenance across the UDC multi-family portfolio.

Job Summary:

The Regional Maintenance Manager is responsible for maintaining the physical integrity of the UDC portfolio. This involves ensuring a clean and well-maintained living environment for residents, visitors, and staff at all properties. It is the Regional Maintenance Manager's responsibility to anticipate, identify, and correct all problems involving the portfolio as well as to develop a corrective action procedure(s).

Personal:

  • Models the UDC mission and values, promoting the company at all times.
  • Projects a professional image in all aspects of work performance, which includes but is not limited to personal habits, demeanor, appearance, and attire.
  • Meets company standards and values as outlined in the Employee Handbook.
  • Demonstrates good communication skills to ensure positive communication with the community, agencies, owners, staff, and residents.

Duties & Responsibilities include but are not limited to:

  • Conduct all business in accordance with company policies and procedures, state and federal laws, i.e., OSHA, ADA, Fair Housing, etc.
  • Conducts annual maintenance inspections to ensure company standards are adhered to.
  • Troubleshoot day-to-day facilities problems with onsite maintenance teams, contacts vendors as necessary for repairs, and drives repairs to completion with a sense of urgency.
  • Develops standards for work order completion, purchasing, and inventory control.
  • Works closely with regional managers to outline projects, establish accountability and achieve performance targets respective to each property.
  • Prepares and delivers monthly reports regarding repairs and maintenance costs, capital projects, work orders, and turnover costs.

Supervisory

  • Provides leadership, support, and resources to on-site maintenance teams as needed.

Financial:

  • Developing scope of work, managing capital projects, and presenting recommendations to leadership.
  • Obtain bids, create contacts, and verify all UDC procedures and requirements are met.
  • Responsible for maintenance budget, including projects and capital improvements.
  • Protect the investment of the apartment property owner.

Operational:

  • Maximizes operational efficiencies and effectiveness as it relates to day-to-day and preventative maintenance.
  • Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Formulates short-term and long-term strategies for facilities maintenance including managing preventative maintenance programs.
  • Conducts regularly scheduled safety meetings with staff across all properties.
  • Maintains thorough knowledge of pertinent laws, EPA, OSHA regulations governing proper storage and management of hazardous materials, solvents, flammables, caustics, and refrigerants.

Other:

  • All employees are expected to perform any reasonable task or request that is consistent with fulfilling company objectives.
  • Working knowledge of maintenance and repair including, but not limited to electrical, plumbing, appliances, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, gas fixtures, shutters, doors, cabinets, sliding glass doors, door locks, ceiling leaks, pool, jacuzzi, and pool furniture.
  • Performs any additional duties as assigned.

Qualifications

  • Position requires at least five (5) years of experience in property maintenance or equivalent field.
  • Must be able to monitor budget and perform trend analysis for the department.
  • The ability to achieve results by working with others within the organization, regardless of the reporting relationship.
  • The ability to plan and implement capital and redevelopment projects by partnering with cross-functional team members and vendors.
  • NAA Certified Apartment Maintenance Technician preferred.
  • CAMT preferred.

Job Type: Full-time

Pay: $59,000.00 - $63,000.00 per year
