Residential & Maintenance Supervisor

We are about 40 miles away from Bozeman, Belgrade, and West Yellowstone, MT.

SUMMARY
The Residential & Maintenance Supervisor (RMS) is responsible for overseeing the day-to-day operations of a neighborhood of private luxury residences at Spanish Peaks Mountain Club (SPMC). This includes but is not limited to communicating with homeowners regarding arrivals and departures, fulfilling special requests, and understanding homeowner preferences, as well as providing exemplary customer service to homeowners, as outlined further below. The person in this position is responsible for the general care of the residences and other aspects of the properties assigned to them. The function of this position must be in accordance with the management agreement. This position focuses on delivering flawless service to all owners and their guests by supporting the Residential Management Team.

ESSENTIAL FUNCTIONS:
Job duties include although are not limited to:
o Uphold all club operational standards that align with the brand business strategy and execution.
o Work collaboratively to adhere to work processes and systems in place to support the execution of the residential services operation.
o Serve as a liaison to shared services Directors (i.e., Housekeeping, Security, and Member Services).
o Perform assignments as directed by Sr. Director of Property Management.
o Support other RMS, as needed.
o Alternates afterhours on-call point of contact for department once per month as scheduled.
o Perform routine preventative maintenance on all Furniture, Fixtures, and Equipment (FFE).
o Troubleshoot and repair malfunctioning mechanical/electrical/plumbing (MEP) devices, alarm panels, household appliances, and the like, and/or coordinate vendor service calls when needed.
o Respond to homeowner calls for repair requests regarding carpentry, electrical, plumbing, carpeting, painting, and maintenance issues.
o Balance hot tub chemicals daily/weekly as needed; drains/fills hot tubs as needed.
o Communicates any maintenance issues to owners in a professional manner, using appropriate grammar, spelling, and punctuation.
o Support the onboarding of new owners into the residential rental program.
o Supervise onsite outreach related to owner arrival and departure, maintenance requests, and contracts administration (i.e., landscaping and snow shoveling).
o Point of contact for assigned neighborhood portfolio of 15-20 homes.
o Develop relationships and recognize preferences for each owner based on needs and desires of that owner.
o Ensure privacy and security matters are fulfilled for the homeowner including following protocol for contractors on property and inside the residence.
o Maintain complete knowledge of and comply with policies and procedures of the company, department, and contracts.
o Maintain complete inventory of homeowners’ contact information.
o Document house account billing for homeowners and ala carte services billing.

QUALIFICATIONS
o High school diploma or equivalent education required; Bachelor’s degree preferred
o Minimum of one-year job related maintenance experience
o Minimum of two-years customer service experience
o Montana State Property Management License/Certification preferred; or ability to obtain licensure within the first year of employment
o Experience in carpentry, trades such as MEP, general contracting, repair person services, appliance repair, and similar tradesmanship fields required
o Certified Pool / Operator License required within first year of employment
o Experience with luxury residential or luxury hotel industry preferred
o Must possess a valid driver’s license and have a clean driving record
o Must be willing and able to drive a Company vehicle to rental housing units in and around Spanish Peaks
o Requires the ability to communicate in English, both verbal and written
o Past experience coordinating with a variety of outside vendors such as contractors and interior designers preferred
o Ability to solve problems and make sound decisions based on SPMC practices and policies
o Knowledge of Big Sky and Montana preferred
o Previous experience in a private member only club is highly desirable.

PHYSICAL REQUIREMENTS
Work may be performed indoors and outdoors in variable weather conditions, including hot, cold, windy, and wet weather. Temperature varies by season and can be extreme but is usually moderate. Must be able to sit at a desk for at least 2-3 hours per day. Walking, standing, driving, and getting in/out of vehicle are required the rest of the working day. Must be able to lift up to 15 lbs. frequently and up to 50 lbs. occasionally. Requires grasping, writing, standing, sitting, walking, bending, stooping, shoveling snow, repetitive motions, listening and hearing ability and visual acuity.
