BUILDING ENGINEER (FULL TIME)

Salary: $65,000.00 ‐ $70,000.00 per year based on experience
Work Location: One location (Phoenix, AZ, High‐Rise Condominium Building
Shift: M‐F 7:00AM‐4:00PM

QUALIFICATIONS

Minimum of five (5) years’ experience in all phases of commercial high rise building operations involving mechanical, electrical, plumbing, various HVAC systems with previous exposure to janitorial and security functions, carpentry and paint. Participation in the annual budgeting process.

EPA 608 Universal Certification PREFERRED

REQUIREMENTS

Experience must include:

Knowledge in energy management systems and central plant operations.

Thorough knowledge in all building system operations, maintenance and repair.

HVAC systems‐centrifugal chillers, large volume and complex air‐handlers, condenser pumps, hot/cold water pumps, Pneumatic, and building automation systems.

Demonstrated ability to install, operate, calibrate, repair and replace building automation control systems (using direct digital controls) and all types of devices; electrical, mechanical and pneumatic.

Maintenance and operation of data center lDF equipment and systems.

Experience in the operation and maintenance of emergency generators, electrical switchgear and UPS systems

Ability to read and understand blue prints and mechanical drawings

Ability to use standard office equipment, computers, telephones, printers and photocopiers. Proficient in MS Office, Word, Excel

Familiarity with security operations, janitorial procedures, emergency procedures and general building maintenance procedures.

Experience in engineering and financial administration as related to facilities operations; including annual budget preparation.

Experience in writing project and contract scopes of work, bidding and budgeting such operating and capital expenses

Experience in managing and developing the skill set of an engineering/operations team

Excellent interpersonal skills in dealing with tenants, clients, vendors, and contractors.

Excellent written and verbal communications skills.

Maintain professional appearance commiserate with property.

Duties:

Responsible for the day‐ta‐day operation, maintenance and repair of mechanical and electrical equipment on the property.

Provides hands‐on service operations and maintenance of building systems.

Directs all maintenance department activities.

Oversees and directs maintenance staff by development of work schedules.

Develop and implement systems preventive maintenance programs.

Establish and maintain inventory of needed tools and spare parts; establish supply sources and contractors for emergency service,

Interact with contracted maintenance and service vendors.

Maintain up‐to‐date building plans, design information and equipment specifications.

Develop, implement and maintain energy conservation programs.

Review building and tenant alterations/improvements to assure conformity with design criteria.

Develop and maintain operating manuals.

Secure and maintain any permits or licenses required by law or code.

Prepare budget estimates for building operating costs

Prepares for General Manager's review, all Requests for Proposals/project scopes of work for services to be performed.

Develop and administer monthly training sessions for maintenance staff.

Essential Physical Functions:

Must be willing and able to be on‐call 24 hours a day

Ability to perform physical tasks including the ability to lift 50 pounds on a regular basis

Ability to tolerate exposure to noise, dust and conditions of HVAC environments.
