Primary Duties & Tasks:
- Once assigned, conduct a review of the foreclosure file. Coordinate with local counsel for breach letter preparation and mailing. Following breach letter expiration, work with counsel to initiate the foreclosure action.
- Manages foreclosure proceedings on assigned cases by interacting and providing clear and concise instructions to various parties.
- Monitor attorney performance by reviewing all proceedings, records, and timeframes in addition to working on all system/database activities throughout the foreclosure process.
- Diligently follow up on all outstanding communications, written or verbal, internal and external.
- Requests and reviews in detail all appraisals and BPOs as part of the valuation requirements in preparation of the foreclosure sale, calculation of the bid requirements, the establishment of deficiency judgments, payments of advances, and/or recovery situations.
- Upon request, provides the attorney with accurate foreclosure reinstatement, payoff, and judgment figures as well as accurately executed documents as required.
- Prepares bidding instructions, ensuring compliance with all state and regulatory guidelines.
- Submits bidding instructions to executive leadership for review/approval and deliver to the foreclosure attorney.
- Perform required research on loans with questionable items (e.g. the application of payments, proper foreclosure notification, etc.).
- Process foreclosure sale results within company guidelines.
- As directed, handles post-sale (pre-REO) activities in coordination with internal and external partners.
- Review, analysis and execution of legal documents, affidavits, etc., as they pertain to the foreclosure and/or bankruptcy action.

- Minimum 6 years of in a residential loan servicing or default loan servicing experience
- BKFS/LPS experience as related to foreclosure process.
- MSP knowledge and experience preferred.
- Broad servicing and default knowledge
- Thorough knowledge of loan servicing especially as related to foreclosures and contested foreclosures.
- Strong time-management skills and communication skills
- Strong aptitude for assessing, understanding and quantifying risk
- Able to adapt to change and work effectively with senior management and outside counsel
- Able to work independently
- Proven track record in delivering timely and accurate information in a fast paced environment
