Primary Purpose:
Exercise Leadership over maintenance specialists regarding HVAC.
Essential Job Functions:
- Perform a variety of skilled maintenance duties, including but not limited to electrical repairs, heating and cooling repairs, inspect boilers, roof top units, cooling towers.
- Identify needed repairs, orders and distributes materials and supplies to accomplish duties; receives orders and ensures they are completed, prepares and maintains records and files of reports as required; maintain daily log to ensure required scheduling of work
- Solicits quotes or bids from appropriate vendors for materials, supplies and services required for the maintenance, renovation, or new construction of the facilities and for review by division director; coordinates with contractors and engineers on new construction and repair, maintains inventory of supplies and equipment; monitors overtime work and trains subordinate staff
- Ensures that safety practices are followed and that exposure to injury and hazards are eliminated or minimized to an acceptable level; skills on automated
HVAC systems, perform computer skills.
- This is a working position in that incumbents assign and check work of subordinate maintenance specialists, plumbers, etc. while performing
maintenance duties as required.
Knowledge / Skills:
- Thorough knowledge of building maintenance or construction including but no limited to: heating and air conditioning systems, roofing systems, commercial and residential building codes, safety regulations and practices, blueprints and schematic reading and interpretations, paint and other hazardous materials and their safe handling;
- Ability to safely use power tools and equipment
- Ability to plan, organize, delegate, review and execute work assignments
- Ability to analyze situations and determine appropriate action
- Ability to operate light and heavy equipment; to use hand tools
- Ability to effectively communicate both verbally and in writing
- Ability to establish effective working relationships with staff and the public
Minimum Qualifications:
- High school diploma or equivalent plus five (5) years of experience in HVAC or facilities maintenance.

Working Conditions:
Work performed both indoors and outdoors, in varied weather conditions. Work schedule may include evening and weekend hours and being on 24-hour emergency call. Travel is required. Manual and finger dexterity required. Lifting up to 50 lbs., climbing, walking and stooping required. May be subject to hazards such as electrical energy, chemicals, fumes and hazards such as heavy equipment, power tools, boilers, heights, dust, odors, animals and infectious diseases. May be subject to exposure to
CRT’s and VDT’s.
Conditions of Employment:
Selected candidate must submit to and pass a County paid pre-employment physical and drug/alcohol screening. Additionally, selected candidate must submit to and pass a county paid criminal background screening. Selected candidate must possess and maintain a valid New Mexico Class D Driver’s License as incumbent shall be appointed to drive a County vehicle during the performance of his/her duties.
