Maintenance Coordinator
Job description
The Maintenance Coordinator will work under the leadership of the President & CEO and Director of Maintenance. The Maintenance Coordinator will oversee the Internal Maintenance Team Members, dispatch, and 3rd party vendor dispatch. The Maintenance Coordinator will verify the completion and follow-up of all Maintenance Requests, Turnover, and Renovation Projects. The Maintenance Coordinator will work with the Maintenance & Warehouse Supervisor, Landscape Manager, Turnover Crew, Renovation Crew, and Maintenance Techs. The Maintenance Coordinator must meet and maintain the requirements of the Employee Handbook.
Essential Duties and Responsibilities: Maintenance Coordinator
- Daily dispatch of all Maintenance Requests, Turnover, and Capital Ex Projects.
- Follow up on all completed maintenance requests to make sure they were fully completed and completed at MiddleTown Property Group Standards.
- Verify all Maintenance Techs and Vendors are completing all required reporting in AppFolio software.
- Provide all proper invoices and receipts.
- Quality control for all Maintenance and Vendor work.
- Manage Turnovers to meet move-in deadlines, quality expectations, and budgets.
- Manage Capital Ex projects, timelines, and budgets.
- Source New 3rd party Vendors and onboard New Vendors.
- Obtain quotes for work over Property Owner approval limits and get approval.
- Obtain quotes for Turnover and Capital Ex projects.
- Responsible for Keys and Code Lock management.
- Communicate with tenants about scheduled work and timelines for projects that take longer than the target 72-hour resolution time frame.
- Provide daily follow-up and progress reports for Maintenance and Turnover.
- Provide support to Senior Property Managers and Property Services.
- Work directly with President and CEO on projects and tasks.
- Assist with Property Onboarding.
- Work with Senior Property Managers and Property Services to resolve customer service issues.
- Communicate with Tenants regarding maintenance needs and inspections.
- Document and maintain records of all Tenant and Vendor communication.
- Follow MiddleTown Property Group Policy for Tenant Communication.
- Put Maintenance Requests into Property Management Software.
- Follow up with Tenants upon move-in to verify Tenant needs are met.
- Maintain knowledge about properties and maintain updated leasing information about properties.
- Complies with Fair Housing Laws and Standards.
- Attend all MiddleTown Property Group meetings.

Job Type: Full-time
Pay: $35,000.00 - $45,000.00 per year
