Properties Service Superintendent – Santa Barbara, CA


The Towbes Group, Inc., a premier property management company established on the Central Coast for over 60 years, seeks a full-time experienced Property Services Superintendent to service the maintenance needs of the properties within our commercial portfolio. These properties extend along the central coast from Santa Maria to Westlake Village but are primarily located in the Santa Barbara area. Role

The Property Services Superintendent is responsible for the tenant and capital improvement projects throughout the commercial and/or residential portfolios. Responsible for daily field reports, work orders, progress photos and change orders on multiple projects in multiple locations. Superintendents interact daily/weekly with commercial and/or residential departments to prioritize projects to determine the best way to achieve results on time and within budget.

Position Duties:

  • Under general direction of project superintendent, plans, schedules, assigns and supervises the work of skilled, semi-skilled and unskilled company construction workers.
  • Converses regularly with commercial and residential property management departments, community managers, and tenants.
  • Converses with vendors, subcontractors, architects, engineers, governmental agencies.
  • Must be able to interpret building plans and specifications.
  • Ensures that construction is completed according to the plans and specifications.
  • Organizes and conducts safety training sessions and submits documentation on the meetings to the company’s Safety Officer.
  • Must be able to compile information and make recommendations to the vice president of construction.
  • Follows established methods and procedures; refers exceptions to supervisor.
  • Performs facilities/construction work and/or delegates to others.
  • Responsible for managing own time, schedule and priorities, as well as directing others' to complete work orders in a timely, efficient, and cost-effective way.
  • Reports progress to management as often as necessary.
  • Expected to utilize discretionary decision-making and technical knowledge to carry out duties with a minimum of guidance and supervision.

Minimum Qualifications:

  • 6-10 years of construction trade experience or any combination of training, education and experience.
  • Minimum 5 years of experience supervising multiple capital and tenant improvement projects.
  • Must be able to read and interpret construction plans and specifications.
  • Will be required to lift, push, pull, or otherwise move up to 100 pounds of materials, equipment or supplies.
  • Will be exposed to occasional loud/noisy environments.
  • Must be able to walk, climb, or otherwise safely navigate around worksites exposed to moving objects, noise, the elements, uneven terrain, and some hazardous conditions.
  • Must have basic reading, writing, and math skills.
  • Be organized and able to communicate effectively either verbally, orally, or via a computer.
  • Must have a valid California Driver’s License, proof of vehicle insurance, and pass a background check.

Salary Pay Range: $88,000 - $140,800
