A Real Property Agent I is responsible for performing a combination of the following essential job functions: negotiates or assists in negotiation with property owners, mortgage holders, executors, or their attorneys or representatives for the donation, purchase, sale, leasing and management of real property and real property rights; prepares or assists in the preparation of data for acquisition, sale, leasing and management of real property or real property interests; obtains Orders of Immediate Possession and serves defendants against whom suits are brought, making reports to the County Counsel; coordinates or assists in coordinating relocation of persons displaced by public projects; negotiates or assists in negotiating for the execution of deeds, quitclaims, partial releases, partial reconveyances and other necessary instruments; conducts field investigations, including measuring land and improvements, or space utilization studies; analyzes or assists in analyzing appraisals for use in negotiated acquisitions, sales, leases or condemnation suits; prepares and verifies deeds, agreements, partial releases, documents involved in condemnation suits and other documents related to real property transactions; drafts or assists in drafting recommendations to the Board of Supervisors for settlements and prepares conveyances and stipulations for judgment to clear title to property affected by real property acquisitions; processes or assists in processing easement vacations or abandonments; searches public records for information relating to condemnation actions, to secure information on land titles, and related appraisal reports; and obtains or assists in obtaining estimates of the cost of demolition, removal or rehabilitation of buildings and structures.
Graduation from an accredited college or university with a Bachelor's Degree with specialization in real estate that included at least fifteen (15) semester units or their equivalent in courses directly related to real estate.
PHYSICAL CLASS:
Physical Class II - Light: This class includes administrative and clerical positions requiring light physical effort that may include occasional light lifting to a 10-pound limit, and some bending, stooping, or squatting. Considerable ambulation may be involved.
LICENSE:
A valid California Class C Driver License or the ability to utilize an alternative method of transportation when needed to carry out job-related essential functions.
SPECIAL REQUIREMENT INFORMATION:
- To qualify, applicants MUST provide a legible copy of the transcripts showing proof that you completed fifteen (15) semester units or 22.5 quarter units in courses directly related to real estate with the application or within five (5) business days from filing application. Transcripts showing only transfer credits from other college or universities is not sufficient proof of qualifying credits. Unofficial transcripts are acceptable; however, official transcripts will be required at the time of appointment. Applications submitted without the required transcripts will be reject as incomplete.
EXAMINATION CONTENT:
This examination will consist of an interview covering education, training, work style and general ability to perform the duties of the position.
Candidates must achieve a passing score of 70% or higher on the interview in order to be placed on the eligible register.
NO PERSON MAY COMPETE IN THIS EXAMINATION MORE THAN ONCE EVERY TWELVE (12) MONTHS.
ELIGIBILITY INFORMATION:
The names of candidates receiving a passing grade in the examination will be placed on the eligible register in order of their score group for a period of twelve (12) months following the date of promulgation.
Applications will be processed on an as-received basis and promulgated to the eligible register accordingly.
SPECIAL INFORMATION:
The County of Los Angeles is a Fair Chance employer.
