Portman Industrial, LLC., is a division of Portman Holdings, LLC and is focused on the development and value creation of logistics real estate in strategic markets across the U.S. Since its founding in 1957, Portman Holdings has developed over 72 million square feet of premium hotels, apartments, and office buildings around the world, deploying over $12 billion of capital with iconic projects like Atlanta’s Peachtree Center, New York Marriott Marquis Times Square, San Francisco’s Embarcadero Center, and the Shanghai Centre. Portman Industrial’s primary focus is the development of modern logistics facilities in core markets serving the U.S. supply chain. The company will control well-located sites and develop speculative, build-to-suit, and COLD logistics facilities. During our initial 30 months of operations, we control over 700 acres of land where we can construct over 7,000,000 SF of logistics facilities in markets including Boston, South New Jersey, North/Central PA, Austin, and Charleston. Our initial strategy is to expand our Southeast Region and Northeast Region presence and establish new regional teams in the Pacific Northwest and Mountain States.
SUMMARY:
The Regional Manager will be responsible for formulating the region’s strategy, identifying markets and development sites, hiring and managing personnel, establishing and managing regional operating budgets and overseeing all aspects of the region’s P&L, operations and developments for the Northeastern US territories. Relocation is not provided.
This position represents Portman Industrial in all aspects of the development process, from site selection, project feasibility, financial analysis, budgeting, and market analysis through entitlements/permitting, design, construction, leasing, and working with PI management on dispositions. The Regional Manager will be PI’s primary contact with brokers, landowners, consultants, contractors, and governmental officials. Specifically, the RM will be responsible for the acquisition and development of projects, including but not limited to the following functions:
- Key member of the Portman Industrial family and integral to the culture, strategy, and execution.
- Devise a regional strategy, obtain management’s approval, and execute the approved plan
- Full P&L responsivity for the region
- Define staffing needs; hire and manage the regional team
- Develop and manage regional operating and project budgets
- Identify and manage target markets and development projects
Project Development:
- Conduct in-depth market analysis; current and historical supply and tenant demand
- Foster management support for projects; obtain internal spend and project approvals
- Work with legal teams to negotiate contracts and agreements
- Oversee, coordinate, and conduct due diligence and closing matters
- Identify, manage, and maintain relationships with brokers, marketing, contractors, consultants, city/county officials and other governmental entities, economic development entities and other parties necessary to develop the project in accordance with the project plan.
- Define and manage public strategy, maintain city and neighborhood relationships
- Understand and manage zoning, site plan approval, plat/subdivision and all aspects of the entitlement process necessary to execute the project; Negotiate and obtain Development Agreements if applicable.
- Establish and manage the project development schedules
- Define project specifications, site plan, and building design
- Mange G.C. selection, project pricing, sub-bids, and budget approvals with Ownership; Analyze and recommend value engineering opportunities.
- Approve Change Orders and oversee close-out
- Obtain tax abatement and other available incentives, where applicable
- Identify utility capacity, design, and permitting process, off-site requirements and required easements.
- Identify access, conduct traffic studies, off-site road improvements, design, costs, bidding requirements, bonding, permitting, easements, and timing/schedule of constructing related on-site and off-site improvements.
- Identify and assist in securing any deposits, bonds, or other financial agreements required to obtain permits necessary to construct and occupy the property.
- Attend weekly job meetings and monitor job progress
- Review and approve monthly invoices from consultants and vendors; approve and process monthly contractor pay-applications
- Work with Asset Management and G.C. to expedite the punch-list and contract close-out process
Financing: Work closely with the PI Asset Management team, who will be responsible for procuring and managing all lender and investor negotiations, deliverables and relations.
Marketing: Establish and manage a marketing plan for owner approval; hire and manage local brokers; Coordinate marketing budgets, materials, web, open houses, and signage and implement the overall marketing of the project; Coordinate owner’s response to RFP and assist in the owner’s negotiation of leases.
Required Skills/Abilities:
- Must act and represent Portman in a professional manner.
- A self-starter, with the ability to work independently with limited oversight and administrative assistance.
- Ability to identify, hire and manage a qualified regional team necessary to execute the region’s strategy, in accordance with Portman Industrial’s plan.
- Excellent interpersonal skills and an effective (written and verbal) communicator.
- Ability to collaborate and effectively interact with a diversity of internal and external parties (executives, investors, municipal authorities, tenant representatives, community groups, industry professionals, and brokers.)
- Detail oriented in negotiating and preparing documents, budgets, project specifications/plans, presentations, and submittals.
- Proficient with project financials/feasibility analysis.
- An efficient task and project manager who thrives in a fast-paced environment with multiple deadlines.
- Market-savvy, demonstrating the capacity to assess market trends and adjust strategies, as needed.
- Willingness to travel.
Education and Experience:
- Bachelor’s degree; graduate-level degree preferred.
- 10+ years of experience in commercial real estate development and construction of speculative and build-to-suit industrial projects.
- Regional/national experience in site selection, ground-up development and leasing of projects in multiple markets.
- Proven success in an institutional environment with larger projects ($25 million +)
