Position Description:
The Senior Service Maintenance Manager (SSMM) is responsible for all the physical operations of the community, particularly the preservation and maintenance of the structures on the site, preparation of market ready homes and providing ongoing service to the residents. A primary role of the SSMM is to deliver leadership, mentoring and direction to enhance the skills of employees and foster a collaborative, positive work environment, and providing a quality living environment for all residents.
The SSMM will oversee the maintenance operations of the site and provide leadership and guidance to the maintenance team members. The SSMM will work collaboratively with the maintenance team and Community Managers to follow TCB's standard operating procedures (SOPs), objectives, mission and the property’s economic and physical requirements. The SSMM has accountability for mentoring and developing the maintenance teams.
Duties include:
- Lead Technicians through mentoring, training, and support by influencing change management, developing our maintenance team members, and fostering a strong resident focus.
- Implement and follow Preventive Maintenance Plan which includes maintaining building equipment, systems, buildings, units and grounds through completion of Preventive Maintenance work orders and inspections.
- Complete budgeted capital improvements and manage vendors service contracts (HVAC, Pest, Snow, Landscaping, etc.) by developing scope of work, managing the competitive bid process, and monitoring completion of capital projects and vendor services.
- Achieves financial objectives by adhering to an annual maintenance budget and provide recommendations for annual budget and capital projects.
- Manages maintenance shop and inventory control to company standards and lead with a safety mindset.
- Oversee strategy for REAC and NSPIRE eligible sites to maintain properties to be REAC or NSPIRE ready. Provide leadership by coordinate pre-inspections, developing a plan to repair deficiencies and conduct regular scheduled meetings with site staff to ensure progress for inspection readiness.

Education & Experience:
- 4 years of multi-site, multi-family multi-property type operational management experience, preferably with a portfolio of properties
- Prior experience in and knowledge of affordable housing and applicable compliance and knowledge of HUD-REAC inspections is required.
- Strong Leadership presence and proven track record in employee development of a team.
- 5 years advanced experience in hands on and training of plumbing, HVAC, carpentry, appliance, and electrical repairs.
- Experience in budget development and managing expenses; bid and managing vendors, service and general building contractors are essential skills.
- Proficiency in Yardi or other industry software and strong knowledge and skills in Microsoft Office, Word and Excel.
- One or more industry-Trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC, ETC) required.
- Willingness to get certification within 6 months of hiring to meet any specific site/area needs.
- Knowledge of all standard hand and power tools, cleaning supplies, and personal protective equipment (PPE).
