Maintains, services, and conducts minor repairs on buildings and equipment. Performs a variety of semiskilled duties in the areas of plumbing, carpentry, electrical, painting, or plastering. Assists maintenance engineers and other workers with their tasks. . Maintains good public relations with residents.

This position does not have direct reports.

Building Maintenance

  • Schedules and completes needed minor maintenance repairs as requested by tenants.  
  • Maintains a list of repairs completed, to include building repairs, repainting, plumbing and electrical work, etc. 
  • Attends to various janitorial tasks such as cleaning the rest rooms, laundry rooms, common area, kitchen, and community room when needed. 
  • Responds to emergency after-hours maintenance calls 
  • Recommends general improvements when needed. 
  • Performs Preventative Maintenance. 
  • Prepare for state and federal building and grounds audits
  • Makes no entry into residential units unless accompanied with a service request order, or unless deemed an emergency, and then, only with the knowledge of the manager or the Director of Housing.

Requirements

Education & Experience, Knowledge/Understanding

  • High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
  • Minimum of two years apartment or commercial maintenance experience
  • Possess a valid and unrestricted driver’s license
  • Insurable for driving company vehicles by FSL
  • Clear three-tier background screening process

Skills

  • Proficient verbal, written, and listening communication skills
  • Effective organization and time management skills with the ability to make measurable progress on multiple tasks and projects simultaneously and work in high-pressure situations
  • Proficient interpersonal skills and demeanor
  • Proficient in the use of a PC in a Windows environment; in the use of the Internet; and in the use of MS Office Applications such as Outlook

Abilities

  • Ability to complete needed minor repairs to plumbing, electrical fixtures, etc.; interior and exterior painting touchup; and exterior grounds maintenance.
  • Ability to contact, meet and relate to people from varying backgrounds, using tact, diplomacy and patience
  • Ability to work independently and collaboratively as part of a team
  • Able to remain calm and communicate effectively in pressure-filled situations in a professional manner
  • Ability to understand and solve problems by applying basic analytical skills to include undertaking a process of information and data collection and analysis for integration purposes; Identifying and making sets of information and determining their relationships; codifying this data to detect trends and issues in the data and information in a logical and factual manner; making logical deductions from data; and identifying a solution for resolving the problem.

Physical Demands

  • Ability to frequently stand, see, hear, speak, and be physically flexible; occasionally sits walk, stoop, lift up to 50 lbs., carry, run and drive; and at times may bend, climb, squat, kneel, push/pull
  • Ability to spend 10% of time outdoors in and out of building/inspections of property, 90% indoors, keep up curb appeal and safety
