Property Manager Job Description

We are looking for a property manager to be responsible for the direct management oversight of assigned commercial/residential properties. The goal is to maximize asset value, customer satisfaction, and revenue.

Individual Requirements for Position:

  • High School Diploma is required, College Degree preferred
  • Prior Property Management Experience
  • Experience in AppFolio Property Management software is a plus, but not required.
  • Maintain the ability to work efficiently under pressure and in a fast-paced environment while being able to meet deadlines
  • Strong communication skills, both written and verbal
  • Demonstrate strong teamwork skills
  • Proficient, working knowledge of Microsoft Office, internet/e-mail and computers is a must.
  • Must be detail-oriented as well as have excellent organizational and customer service skills.
  • Maintain a valid Driver's License and use of a registered, insured vehicle; periodically used for work purposes.
  • Must have, and maintain a clear criminal background

Scope of Work

  • General Office Work - Including but not limited to answering inbound calls. Maintaining voice-mail boxes. Returning calls. Scan, fax, and file documents. Maintain tenant and property files.
  • Leasing - Including but not limited to Greeting and assisting walk-ins. Show available units. Screen prospects. Assist in the application process. Create leases. Create, post, and maintain online leasing advertisements. Handle the entire move-in flow/process.
  • Administrative - Create tenant notices. Prepare court documentation. Create, send and monitor lease renewals. Receive and post rent checks. Rent collections. Handle move-out flow/process.
  • Tenant Affairs - Handles all tenant affairs including but not limited to emergencies, complaints, lease terminations, and evictions, and attends Landlord Tenant hearings. Conducting Renewal inspections, and move-in/out inspections. Faithfully following the delinquency process.
  • Maintenance - Including, but not limited to: Perform preventative property maintenance to keep the property functioning in top condition. Assist in coordinating onsite Maintenance Tech's daily activities. Organize/schedule outside Vendors when applicable. Walking the grounds and common areas; coordinating general cleaning/upkeeping with vendors to maintain the property in pristine condition.
  • Miscellaneous - Schedule property inspections. Cooperate with city and utility service providers to turn on/shut off service. Ensure all units are in compliance with housing codes and regulations. Other assigned tasks based on business needs.
